Details:

This indicator is for measuring the average time spent on room servicing. It is calculated by divided the total number of hours spent on maintenance by the number of rooms serviced in a given time frame.

This is a useful KPI, especially when joined with the Service Cost per Room KPI. Managers may use it to create cost reducing strategies and measure it over time periods (e.g. quarterly). Also, it could be used for staff performance management (e.g. set targets for the room service team – x minutes service time per room).

Formula:

Total number of hours spent on room service/ total number of rooms serviced

KPI Units: hours

KPI Time Frame: update quarterly

Hotel average room service time, calculated based on a day’s figure (usually taking a day that resembles the hotel’s average occupancy rate)

Total number of hours spent on room servicing/ total number of rooms serviced

Total time spent on room servicing a day – 25 hours/1500 minutes (5 employees – 5 hours each)

Total number of rooms serviced 75

25/75 = 0.33
1500/75 = 20 minutes

Average service time per room – 20 minutes
